Why Stage? Staging helps you to package your listing in a way that will make it stand apart from the other listings in the same price range. Buyers want it all in this market and staging helps the seller present their house in a way that will draw buyers in. With professionalism and compassion, Interiors by Marianne Cherico will advise sellers on sensitive issues like pet or smoke odor as well as how to enhance the appeal of every room in the house. Your sellers will be proud to market their house and they will appreciate that you went the extra mile in advising them to market their house at its best potential. How Can Staging Help My Business? In this competitive Real Estate environment, sellers are looking for ways to help their houses stand out. They are much savvier about the benefits of staging as it has been talked about more and more in the press. Agents who offer Staging Reports and Consultations are finding that sellers are very receptive. It is a cost effective tool that is cheaper than advertising costs and holding a listing for a long time. The benefits of staging include: - Offering to have a stager do a consultation and report as part of your marketing helps you to get the listing. It sets you apart from the realtors who do not offer this.
- Staged homes look better in pictures and internet marketing. We are finding that internet marketing has become the most significant marketing tool. Staging will make your listings stand out as well as get buyers to call. It will also help you get potential sellers since your listings will be presented well in print and on the internet.
- Staged homes statistically sell faster and for more money.
- Appraisers like to see that a home is taken care of.
- Psychologically it helps to remind the seller that their house is a "product" that must be "packaged" like other "products". This serves to take out some of the emotional attachment that sellers have about their houses and helps them to keep things in perspective when you are discussing things like price and marketability.
What is Involved in a Staging Report and Consultation? The staging report and consultation consists of meeting with the seller(s) and walking through the house from the outside curb appeal to every room in the house, detailing what needs to be done to make it ready for showing. Every house is different and needs different things. Whether it is decluttering, cleaning, changing a floor plan to focus on architectural features or help traffic flow, paint colors, etc., my goal is to advise the sellers to make their house shine. I put the details of our meeting in a report with priorities. This report is emailed to the seller and realtor. These reports are $225 for up to 3000 sq. ft. and $250 for 3000 sq.ft. plus. Other Staging Services Offered by Interiors by Marianne Cherico I offer staging for model homes from "soup to nuts" and anywhere in between. Marianne provides a highly valued service to my business. When she stages my homes for sale, she does so in a manner that does not intimidate my sellers and results in a home that is truly ready for the marketplace. Many agents and clients have commented on how beautifully my listings show. This is extremely important especially in today's business climate. Her credentials speak for themselves and her many of years of experience in real estate add a dimension to her service that others can not offer. She understands the thinking of both buyers and sellers and is able to balance both for optimum results. People love working with her which in turn makes my job easier. She is both professional and personable; two essential traits for great results and happy clients! ~ Gil Campos, Realtor
A Staging Professional. It's the latest and greatest innovative idea in real estate marketing and Marianne Cherico is the best. I went on a listing appointment and wanted to offer something that no one else would. I explained staging to the sellers and told them that if we listened to the Professional Certified Stager we would have a great chance of getting the most money for their home. I had offered a few suggestions myself, but when Marianne came in from another prospective and shared all kinds of information about current trends of buyers they really listened. As an agent, it made my job easier because a non-biased professional assured them their improvements would indeed put their home in the front of other homes priced in their range. Marianne was awesome, she convinced them to paint and re-carpet, even offering to help with colors, gave them a detailed report and they began their work. It delayed the home going on the market for 10 days but the results were fantastic! The first day on the market we got an offer over the asking price. The buyer was so delighted with the condition and setting of the home and the seller was thrilled that their hard work paid off. We all were ecstatic that Marianne was involved and made it happen. She's a wonderful, hardworking lady with great ideas. Lots of class and integrity, and so easy and pleasant to work with. I highly endorse her services. ~ Vivian Nelson, Realtor
